If, on the other hand, you already have land, then the site analysis is still extremely useful in developing a house plan. Malli Homes' Pre-construction Services will find the answers, costs, and solutions to the questions below if they apply to your lot.
- What are the lot's easements and setbacks?
- Does the lot have utilities in-street?
- If the lot needs a septic system and/or well, will they fit on the lot?
- If the lot needs a septic system will the soil perk?
- If the lot needs a septic system, what kind of system will it need?
- If the lot needs a well, how is the soil and water availability?
- Is there access to the lot? How far will the driveway be?
- Is the lot surveyed? Does the lot have a site plan in place?
- Are there any environmental concerns?
- If there are environmental issues what are the County/City resolution requirements?
- What are the costs associated with these environmental resolutions?
- Does the lot have high-surface water issues, land slide issues, etc...?
- If needed, is it possible to get a Variance? A Reasonable Use Exception (RUE)?
- If needed, how long does the Variance or an RUE process take? How long is it good for?
- Is the lot zoned appropriately? Does it need rezoning? If so, is rezoning possible?
- Does the lot have covenants? If so, what are the requirements?
- Are there impact fees? If so, what are the fees?
- Does this lot have any governmental or homeowner association building restriction?
- Does the design of the building fit in with the surrounding area?
- Is the lot accessible --- for lumber deliveries, concrete trucks and so on...?
- If crossing another property, is there a legal recorded easement to the subject parcel?
