The land development process involves the following.

  • Concept: land development begins with an idea that must be examined objectively. Creativity is also critical in order to conceptualize the parcel's possibilities. Knowledge of county codes, land conditions, and financial feasibility are necessary to determine project viability. 
  • Design: the next step is transforming the concept into a well designed Site Plan. Infrastructure requirements and other amenities are incorporated into the design at this stage. From this plan, a detailed land development budget is created.
  • Permitting: the third step is obtaining approvals from governing authorities. Understanding the Home Owners' goals, land requirements, and land development codes is critical to successfully navigate the approval process.
  • Infrastructure: this stage involves the installation of the infrastructure necessary for residential construction. These requirements may include the following.
