Road Map

      • Our approach to Professional Construction Management provides you with a Financial & Step By Step Road Map to guide you through all the phases of building your Home. Our goal is to help our Clients discover their desires and refine these ideas to build the house of their choice.

Paperwork

      • Once the preliminary Concept Plan and Estimate Worksheet are agreed on, a contract is executed for building your home. A 1% -2% (depending on the scope of work ) good faith deposit is required at this stage. This investment will be deducted from the total when construction begins.

Financing

      • Applying for a construction loan is very much like purchasing an existing home. Once construction is complete your loan converts into a regular mortgage. We know lenders experienced in "Built on Your Lot" mortgages and are ready to assist you.

The Architectural / Drafting Process

      • Skip - if you already have house plans.
      • We work with highly skilled architects, drafters, and engineers who are very familiar with meeting the needs of our Clients. They work with you to complete a set of conceptual drawings. 

Customization

      • At Malli Homes you will find the selection process is thoroughly organized. We will guide you through the options and provide a complete list of your custom choices. 

Site Acquisition

      • Skip - if you have land.
      • Whether you want to build on one of our lots or want to find an ideal home-site Malli Homes' Real Estate Team will assist you.

Site Planning

      • Skip - if your Pre-construction phase is complete
      • After a lot is acquired, a Site Plan is developed and the building parameters of your lot are determined with input from you, us, the Surveyor, Architect, and Engineers. In addition, there are county ordinances that must be complied with and folded into the list of factors to consider.

Finalizing Your Design

      • Once the Site Plan is approved your Home Design is finalized and submitted for permitting.

Land Development

      • Skip - if you do not need Land Development
      • Residential Land Development is the process of preparing your raw land for the construction of your New Home. It can include:
        • Demolition of existing structures
        • Clearing and Grading
        • Installing all utilities (septic, well, power)
        • Constructing roads and driveways. 

Home Construction

      • Malli Homes will build your Home using the highest quality materials in accordance with the agreed on project budget. We will finish your home in the most timely and efficient manner possible.
